Arseny Berzins · Co-Founder, Bravos Estate·

On 15 October 2026 the developer Camporrosso presented Portaitana, a development of 56 townhouses in Mutxamel, 11 km north of Alicante. Two days later the price list and payment terms followed: houses cost from €440,000 to €590,000, building work starts in January–February 2027 and delivery is planned for June 2029.

This is a project for people who will live in it rather than a holiday flat on the seafront. Mutxamel is a town of almost 28,000 residents, and Portaitana sits in a residential area on the edge of the town centre, with schools, supermarkets and the town's services within walking distance.

What Portaitana is: 56 terraced houses in two rows, each on three levels, with two parking spaces in the underground garage and a door from the garage straight into the house. On site there is a communal pool, a gym and a social club room. Fifty-five houses have three bedrooms; the corner house has four.

Prices by house type

The price list splits the houses into four types. Areas are the developer's figures: usable floor area inside the house, plus private terraces and garden.

All three-bedroom types share the same layout: two parking spaces and a separate room in the semi-basement; living-dining room, kitchen, guest WC and terraces on the ground floor; three bedrooms and two bathrooms upstairs. The corner house adds a fourth bedroom with its own bathroom on the ground floor.

Payment plan and timeline

  • Reservation: a fixed reservation deposit when you sign the reservation agreement. It counts towards the first payment.
  • Purchase contract — by the end of March 2027: 30% of the price plus VAT, minus the reservation already paid.
  • Keys — at the notary on completion: the remaining 70% plus VAT.

The developer provides an insurance policy covering the amounts paid before completion. Building work is due to start in January–February 2027, with delivery planned for June 2029. Bank financing is arranged by the buyer.

What is nearby

Mutxamel sits just inland from the coast between Alicante and El Campello, and most of what a family needs day to day is a short drive away. Approximate driving times from the development:

  • Sant Joan d'Alacant — about 3 km, 5 minutes; the Sant Joan university hospital is about 10 minutes away.
  • Bonalba golf course — about 5 minutes.
  • Muchavista beach, El Campello — about 6–7 km, 10–15 minutes. Muchavista is the northern end of the long sandy beach that starts at San Juan.
  • El Campello — town centre and seafront about 6 km away, with a marina, a promenade and a tram line into Alicante.
  • Playa de San Juan — about 10 km, around 15 minutes.
  • Alicante city centre — about 11 km, around 20 minutes.
  • Alicante-Elche airport — about 23 km, 25–30 minutes.

What is still to come

The developer has not yet published a detailed specification (finishes, heating and cooling). Before reserving any off-plan home in Spain, ask for the specification in writing together with the insurance or bank guarantee that protects the payments you make before completion. Our guide to buying new-build property in Spain explains what that guarantee covers and what to check in the reservation contract.

What this means for buyers

1. The cheapest house is not the smallest

Type B, from €440,000, has more usable space (151 m²) than type B1 (144 m²), which starts at €470,000. What the extra €30,000 buys in B1 is outdoor space: a 22 m² garden instead of 9 m². Type C sits in between on price and has the largest interior of the three-bedroom houses. Decide first whether you want garden or rooms — the price list makes that trade-off explicit.

2. 70% is only due on completion

Until the keys in June 2029 you commit 30% of the price. That leaves time to arrange a mortgage, but the bank will value the house and confirm the loan closer to completion, so get an approval in principle early. Our guide to mortgages in Spain for foreign buyers covers what Spanish banks lend to non-residents.

3. Early buyers choose from the whole site

Most houses are B1 or C, and there are only six B houses and a single four-bedroom corner house. If you want a specific position — the cheapest type, a larger garden or the corner house — the choice is widest now.

The Portaitana listing has an interactive site plan with the price of every house, the floor plans of all four types and the renders. For other new builds in the same town, see property in Mutxamel.
