Development concentrates in three belts — the Benidorm-Finestrat hills, the Calpe-to-Denia corridor in the north, and the broad southern arc from Torrevieja through Orihuela Costa to the inland golf resorts.
Buying off-plan follows a protected sequence: a reservation deposit (typically €5,000–€10,000) freezes the unit and price, a private purchase contract follows within weeks, and staged payments during construction — usually 20–40% before completion — are secured by mandatory bank guarantees, refundable if the developer fails to deliver. The balance settles at notary against the keys. Key-ready stock, where the building is finished and licensed, suits buyers who want the new-build spec without the wait.
The practical advantages over resale: ten-year structural warranty, no legacy defects to inspect away, and interiors you can often still configure — flooring, kitchen fronts, sometimes layout — if you reserve early. Typically: a €5,000–€10,000 reservation deposit, then 20–40% of the price in instalments during construction, with the remaining 60–80% paid at notary on completion. Every instalment must by law be covered by a bank guarantee or insurance policy, so your money is refundable if the project is not delivered as contracted.

Spanish law requires developers to secure every buyer payment with a bank guarantee or insurance. If delivery fails or runs materially late, you can execute the guarantee and recover your instalments with interest. Completed buildings carry a 10-year structural warranty, 3 years on installations and 1 year on finishes from handover.
