Villas in Costa Blanca — Market Overview
The Costa Blanca villa market runs from compact detached homes on southern golf resorts to architect-designed hillside estates above the Mediterranean. Three clusters define it. Around Benidorm, the Sierra Cortina and Finestrat hills carry most of the modern new-build supply — clean-lined villas with infinity pools and skyline views, typically €600,000–€1.5M. The northern capes — Javea, Moraira, Calpe, Benissa and the Cumbre del Sol — are the classic premium coast, where plots with sea views trade at a scarcity premium and prices run from €700,000 well past €3M. In the south, golf communities like Algorfa's La Finca and the resorts behind Orihuela Costa offer the affordable end: in our current selection detached villas with private pools start from around €250,000.
New-build villas are delivered to current technical code — aerothermal climate systems, A-rated insulation, motorised pergolas — and can often still be customised if reserved early in construction. Resale villas in established urbanisations trade on location and plot: mature gardens, wider streets and settled communities that new developments need a decade to grow.
Every villa we list is visited by our team before publication. We check legal status of extensions and pools — a common snag on older resale properties — and manage the full purchase through our legal partners, from reservation contract to notary.
Frequently Asked Questions
In our current selection the entry point for a detached villa is around €250,000 on the southern golf resorts, with most southern stock between €300,000 and €500,000. Modern new-builds around Finestrat and Benidorm run €600,000–€1.5M, and the prime northern coast — Javea, Moraira, Cumbre del Sol — starts near €700,000 with a long tail beyond €3M.
New-builds bring current energy code (aerothermal, A-rating), warranties and often customisation, but you may wait 12–24 months and gardens start bare. Resales offer mature plots and established neighbourhoods with immediate keys, but check the legality of extensions, pools and outbuildings — we audit this on every resale villa we list.
Scarcity drives it: the northern capes (Javea, Moraira, Benissa coast) have little remaining buildable land with sea views, which underpins long-term value. Sierra Cortina benefits from Benidorm's year-round economy. On the southern resorts, value tracks the golf communities' upkeep — established names with active clubs hold up noticeably better.
Budget roughly: annual IBI property tax €800–€2,500 depending on town and size, community fees €0–€150/month on urbanisations, pool and garden maintenance €150–€250/month if outsourced, plus utilities. Non-resident owners also file an annual imputed-income tax return — our after-sale team handles this for clients.
