Buying off-plan follows a protected sequence: a reservation deposit (typically €5,000–€10,000) freezes the unit and price, a private purchase contract follows within weeks, and staged payments during construction — usually 20–40% before completion — are secured by mandatory bank guarantees, refundable if the developer fails to deliver. The balance settles at notary against the keys. Key-ready stock, where the building is finished and licensed, suits buyers who want the new-build spec without the wait.
The practical advantages over resale: ten-year structural warranty, no legacy defects to inspect away, and interiors you can often still configure — flooring, kitchen fronts, sometimes layout — if you reserve early.
