The balance settles at notary against the keys. Key-ready stock, where the building is finished and licensed, suits buyers who want the new-build spec without the wait.
The practical advantages over resale: ten-year structural warranty, no legacy defects to inspect away, and interiors you can often still configure — flooring, kitchen fronts, sometimes layout — if you reserve early.
